Why standard GL is not enough

Most contractor general liability policies exclude mold, fungi and bacteria, and many exclude pollution. A mold remediation contractor needs coverage built for the work: contractors pollution liability (CPL) that specifically includes mold, usually alongside a GL policy.

Who needs this coverage

Mold remediation companies, water damage restoration contractors, general contractors who remove mold during remodels, industrial hygienists who test and write protocols, and property-maintenance companies that clean mold for landlords or HOAs. Limits matter too. Property managers and commercial owners commonly require $1 million of pollution liability that names them as additional insured, and larger remediation projects may call for more. Keep your written scope, containment photos, air-scrubber logs and third-party clearance results for every job — they are the best defense if a claim arrives months later.
