Many GL policies exclude or limit demolition, especially structural demolition, blasting or buildings over a set height. Structural demolition contractors in California typically hold a C-21 Building Moving/Demolition license, while interior selective demo is often part of remodeling. Tell the carrier exactly which you do.
Licensed C-21 building moving and demolition contractors, general contractors doing structural or interior demo, remodelers removing walls and finishes, and excavation contractors clearing sites. Each is underwritten differently, so describe the largest and tallest structure you remove and whether you haul debris yourself.
Owners and GCs usually require higher limits for demolition — often an umbrella — plus additional insured status, waiver of subrogation and primary and non-contributory wording. Some require pollution liability to cover hazardous materials found during the work.
Hauling is often overlooked. If you haul debris in your own dump trucks or roll-off containers, those vehicles need commercial auto and, depending on weight and use, motor-carrier filings. If you subcontract hauling, collect the hauler's certificate showing auto and general liability before the first load leaves the site.
